Minimum 25 years of age to rent. The maximum number of guests may not exceed 14. Where the person making the booking is different from the lead guest using 575 Escape, the person making the booking may be held responsible for cancellation, non-arrival and damages. Only the lead guest and the named booking party are allowed to use the property and its facilities. Any third party visitors are only allowed access if you inform us and we provide written approval. Third party visitors are not allowed to sleep overnight.
Once we receive your request to book, we will reach out via email to confirm the details of your group and what brings you to the area. Once your request to book is approved, you will receive an email requesting payment in full as we are holding those dates for you. Once payment is received, you will receive another email confirming your payment and reservation.
Payments may be made via check or credit card. If one week has passed without payment, your requested dates will be opened on the calendar to other guests. We highly recommend securing your reservation for Christmas and New Year’s as soon as possible given those periods tend to sell out months in advance.
Guests who need to cancel a booking should contact us as soon as possible. Payments already made are only refunded under the following conditions;
Non-arrival guests, who are unable to visit or fail to visit for whatever reason forfeit their payment. We recommend trip insurance if cancellation is a concern.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
Please respect Granby’s quiet hours from 10PM to 7AM. Renter is responsible for all costs related to noise violations received during their stay. We reserve the right to cancel a booking with immediate effect if guests are not honoring this agreement or causing a disturbance / nuisance to others after two warnings have been given.
No parties or large gatherings at the house of guests not listed in the original booking.
We are a 100% non-smoking house (this applies to all forms including vaping). Any evidence of smoking in the house will result in a $500 fee.
4WD or AWD vehicles are required during the winter months of November 1 – March 31 given the range of winter driving conditions.
No boats or trailers are allowed (HOA policy).
Owner is not liable for damages, loss, theft, or injury to guests. The supervision and safety of all children are the direct responsibility of Guests, Parents, or Caretakers of any child on the property.
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture, fixtures, and fittings. Any accidental damages should be reported as soon as possible in order to minimize damage and associated costs.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. Lost property may be returned to the guest for the cost of postage plus a $25 administrative fee. Alternatively, if the guest wishes to pick the item up in person, we can arrange for that.
Dog Friendly up to 2 well-behaved dogs ($80 per dog, per stay). Dogs must be on-leash outside the house grounds, per HOA rules. Guests are responsible for picking up after their dog and not leaving them unattended. Dogs are not allowed on the furniture unless the guest brings a dedicated blanket or covering for their use each time. Please do not allow your dogs to poop and pee outside unattended as our neighbors do report this and if enough complaints are made, we will no longer be dog-friendly.
Only four vehicles maximum at this property (two inside the garage and two in the driveway). No on-street parking allowed. Our HOA does fine and tow. Renter is responsible for any costs incurred.
Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities. Cryptomining is strictly prohibited.
